Subdivisions

Strata Titles (including Strata and Survey Strata)

Strata and Survey Strata are the two types of strata scheme. A strata scheme is the division of a parcel of land or buildings into lots and common property, the allocation of unit entitlement and the rights and obligations of proprietors to use and maintain the lots and common property. Strata Plan

Strata plans define the lots in a strata scheme (areas owned individually) and common property (areas owned jointly by all lot owners in the strata scheme). Strata lots are limited in height and depth (the stratum of the lot). Strata plans show a building on at least one lot of the Strata Plan and stratum of the lots is always linked to buildings shown on the plan.

Survey Strata Plan

Survey-Strata plans define the lots in a survey-strata scheme, which are the areas in the scheme owned individually. Common property areas owned jointly by all lot owners may, or may not exist in survey-strata schemes and are defined as “common property lots”. Survey-strata lots may be limited in height and depth (relative to the AHD) but generally are not. No buildings are shown on Survey-Strata Plans.

Resurvey or Boundary Surveys

A Resurvey or Boundary Survey locates exactly where your property boundaries are. This provides legal boundary locations using historical information from Landgate, previous surveys and the expertise of the Licensed Surveyor. A property boundary survey defines the limits of your block of land and the boundaries between your block and the neighbour. In other words, it defines someone’s interests or rights in a piece of land. Please contact us for free advice and an obligation free costing on your survey requirement.

Feature Survey

Most applications to the WA Planning Commission now require a Feature Survey prior to lodgement. A Feature Survey Plan will show all improvements, utilities etc on the piece of land, and includes levels relative to the Australian Height Datum. Feature Surveys are also used by landowners when lodging building plans or for a development application at your Local Government Office.
